Please note: we do not have a reception desk! However, we are always available by phone in an emergency. You will find our telephone number in your booking confirmation.

We also provide lots of brochures and information materials in the public areas of your house.
A few days before your arrival you will receive an e-mail with the key code for self-check-in. There you will also find the link for online check-in.
With the complete registration data, we can send you your Welcome Card, if you happen to stay for two nights or more.
It allows you to use public transport in Innsbruck free of charge and to take part in an activity program free of charge. All you have to do is register as described here.
Airing out
Our houses are very well insulated. While this ensures a cosy room climate in winter without overstraining the heating,
it also means that you have to do your bit for your perfect indoor climate. Please make sure that you open the windows at least 5 minutes a day to air out the apartment. Our smart heating system will notice the drop in temperature and will turn on right away, heating the room comfortably up again.
During summer, we recommend airing out the rooms early in the morning and closing the windows soon afterwards. This way, the apartments will stay pleasantly cool all day long.

Arrival

The apartment will be ready for you from 16.00 (4 pm) at the latest. You will receive your personal key code a few days before your arrival. You can use this code to open the keybox in which your key card is deposited.
There is no reception! However, we are always available for you in urgent matters.

Before you arrive, we will arrange a time to hand over the keys and show you around before you move into your apartment and feel at home.
ATM

Two ATMs can be found in the direct vicinity; one right at the corner of the street Höttingergasse, leading to the city, the other one next to the Großgasteiger pastry shop.

You will find a Raiffeisenbank ATM in front of the Innbrücke, just to the right of the Metropol Cinema.
Bread and pastry
→ House Riedz, S14 & Absteige
If you want to enjoy fresh bread rolls and pastries, the Widmann bakery across the street is your place to go (from 6.30 am until 2pm). Alternatively, you can turn to the Baguette at the nearby MPreis supermarket and the wonderful pastry shop Großgasteiger.

A little further up the street you will find the MPreis supermarket (Innstraße 2) and the Ezeb bakery (Innstraße 74).
Breakfast
→ House Riedz, S14 & Absteige
If you don’t want to prepare your breakfast yourself, you can have it served in the Baguette (next to the supermarket MPreis) or in the Großgasteiger pastry shop. In addition, you will find many options for an extensive breakfast or brunch in walking distance, in the city center (see next paragraph).

On Innstraße, you can enjoy your breakfast at Cafe Haepinest or the Ezeb bakery. If you follow Innstraße in the direction of Innbrücke, it becomes Mariahilferstraße. There you will find the Cafe Faktorei or the Ruetz bakery, where you can also treat yourself to breakfast. Many other breakfast options can be found in the old town, which is also just a stone’s throw away.
Broom & Co
A broom and bucket, clothes pegs as well as bins for waste separation as well as a drying rack can be found within your apartment (not applicable to the single room Schnapsidee at house Absteige).

An ironing board and a flat iron are available in the ski room in the basement – please put the items back after use.
A washing machine and a dryer is available there, too. These can be used for a fee of 2€ (piggy bank), only between 8 am and 8 pm Please bring your own washing detergent.
More bin liners and toilet paper are also available in the basement and can be found behind the correspondingly labelled door; there is also a vacuum cleaner for general use.

The bus lines J, H, K, N7 and N8 stop almost in front of the house.
The J takes you to the skiing and hiking areas Nordkette or Patscherkofel. Please take the travel times and stops from the timetable boards at the respective stop.

The Marktplatz terminal is only a 5 minute walk away. Most of Innsbruck’s public transportation lines stop there.
Cancellation*
You can cancel your booking free of charge up to 6 days before your arrival, unless a non-cancellable rate has been booked.
In the event of cancellation in the 5 days before your arrival or no-show, you will pay 100% of the total amount.

Charging Station

A charging station for e-vehicles can be found in front of the house. You can activate it either with your own VKW charging card or through the Intercharge App, which can be downloaded by scanning the QR code at the charging point.
Please note: The parking space in front of the house may only be used during the charging process.

Children / Kids
Children up until the age of 2 stay at the Kabine for free. We are happy to provide you with a baby cot (crib) and a highchair for a small surcharge of 10€ per stay.
Coffee machine

Anything you might need for a nice cup of coffee will already be waiting for you when you arrive. Please only use whole beans for the coffee machine. Usage is a piece of cake, but an instruction manual is on display, anyway.
Cooker / stove
If your apartment is equipped with one, you will find a manual for the cooker / stove in it.
Please fry and cook only with the extractor fan running. To switch it on, just pull it out. The levels can be regulated individually.
Departure
Check-out: please check out until 10 a.m. and pay attention to the following instructions:
- Please clean the kitchen inventory and put it into the cupboards.
- Please separate your refuse and dispose of it in the bins outside.
- Please put the filled-in registration form and your key cards in the letterbox at house Riedz or leave them in your room or apartment.

Garden access

You are welcome to make yourself comfortable in our garden – the Kleinstadtoase – with a private pool behind the house. Use is at your own risk. We assume no liability! Parents are responsible for their children!
Furthermore, we kindly ask you to dispose of your waste and to take any tableware from the apartments back where you took them from. The waste can be disposed of in the respective bins at the parking area.

Home away from home
We took great care to furnish our apartments only with high quality products, to make you feel right at home! We hold your privacy in great esteem. Although we do not have a reception desk, we can be reached by telephone for important matters!
House rules
Our apartments are located in a residential area, so municipal noice ordinance applies from 10 pm until 8 am.
Smoking is forbidden both in the house and in the apartments. Feel free to enjoy your cigarette on the balcony, if your apartment has one, and make sure to use the ashtrays provided.
Please make sure to engage in conduct that complies with your expectations of appropriate and undisturbing behaviour. We want to make sure all of our guests feel perfectly comfortable at our place!

We also ask you to use the washing machine and dryer in the basement only between 8 am and 8 pm.
Please store your sports equipment (skis, ski boots, sledges etc.) in the storage room in the basement; a shoe dryer can also be found there. Each apartment comes with an individual, lockable compartment.
There is a locked bike shed in the garden where you‘re able to store your bicycles.
Innsbruck card
The Innsbruck Card with validity periods of either 24, 48 or 72 hours is available at the tourist information in the city center.
It entitles you to free public bus rides, free admission to museums and a lot more. Detailed information can be found in the folder on display.

Local tax
The visitor’s tax of Innsbruck amounts to 2€ per day and person (from 15 years up).

If you require a parking space please let us know before you arrive. If you stay at house Riedz or house Absteige and book directly over our website, one parking space per apartment is included in the price.
If you require more than one parking space or book through other platforms, a fee of 9€ per day will be charged.

Two underground parking spaces are available here, but only for cars up to a height of 1.50 meters. One parking space can be rented for EUR 110 per month.

We do not offer a daily apartment service. We want you to feel comfortable and undisturbed.

We change your towels every 3 days free of charge.
Upon request we change your towels, bath mats and tea towels for a surcharge of 5€ per piece.
If you stay 14 days or longer, we provide a full roomservice with fresh bed linen once a week.
In case you want your accommodation to be cleaned an additional time, please contact us. A fee of 20€ will be charged.

The soap dispensers in our showers are filled with top-quality shower gel produced by a traditional family-run company from Tyrol called Walde (www.walde.at).

In addition to the bakery across the street, where you can get fresh bread and baked goods every day (except Sundays and public holidays), a supermarket is located in the proximity – the MPreis (turn right after the crossroads on Höttingergasse / Schneeburggasse). On top of that, Café Großgasteiger offers home-made sweet treats (it can be found next to the pharmacy at the crossroads).

For occasional cravings, there is a drinks and snacks machine at the main entrance. The city center is just a few minutes‘ walk away and offers further shopping opportunities.
A beautiful and hand-printed grocery bag will be waiting for you in your apartment. Feel free to take it with you when you set out for your adventures in the region. You can buy it for 5€.

Our warm water is treated and saved by a solar system.

A beautiful and hand-printed grocery bag will be waiting for you in your apartment. Feel free to take it with you when you set out for your adventures in the region. If parting ways with this handy companion seems too hard of a task, you can buy it at a charge of 5€.
Umbrellas
The umbrellas in our apartments are at your disposal during your entire stay. If you wish to take one with you as a souvenir, we will add it for 15€ per piece to your invoice.
Vacuum cleaner

A vacuum cleaner can be found in the basement near the washing machine and dryer. Please put it back after use. The apartment Rückzug also has its own vacuum cleaner, ironing board and iron.

There is a vacuum cleaner on the ground floor, next to the single room Schnapsidee. Please put it back in its place after use. The apartment Farbtopf is equipped with one.

There is a vending machine at the ground floor right next to the reception. Enjoy some drinks and small treats for in-between meals.
Ventilation
Our houses are very well-isolated. During winter, appropriate airing of the rooms is particularly important. Please open the windows for up to 5 minutes every day to change the air in the room. The heating system will make sure the temperature is increased to pleasant levels again.
In summer, it is recommended to air the room over night or early in the morning. That way, the temperature can be kept at pleasant levels.
Visitor’s tax
The visitor’s tax of Innsbruck amounts to 2€ per day and person (from 15 years up).
Waste
Please separate your waste. We separate into plastic and packaging materials, metal, glass, paper, residual waste (white bag) and organic waste (green bag). Please dispose of your waste yourself in the bins provided next to the respective houses.
Water
Our water has its source in the Limestone Alps, and since it’s fresh spring water, it’s perfectly potable directly from the tab.

On top of that, the energetic characteristics of our water are enhanced by an in-house system.
Sustainability is a matter close to our hearts, which is why there is a large underground tank in the garden in which rain water is retained and filtered. This water is used in our lavatory facilities and for doing the laundry.
Welcome card
Provided that you submit your data to us prior to arrival, we will be happy to issue the Welcome Card of the local tourist association upon receipt of the complete registration form. The benefits included in the card can be found in the folders on display or on our respective website.
A few days before your arrival you will receive an e-mail with the key code for self-check-in. There you will also find the link for online check-in. With the complete registration data, we can provide your Welcome Card for you via email, if you happen to stay for two nights or more. It allows you to use public transport in Innsbruck free of charge and to take part in an activity program free of charge. All you have to do is register as described in the folder.
